BEST GRASS SEED ( FESQUE ) – Triple Threat
RYE GRASS SEED (FESQUE) – Pure Sport
Annual rye grass is temporary fix to fill bold spots and its not good for mowing
Tall Fescue – mountains and piedmont, easily started from seed, sun and medium shade, not good for full sun in coastal sandy soil. Good disease resistance, drought and cold tolerant, 6 lbs per 1000 sq ft., cut 3-3.5″, it survives short 3 week droughts.
Kentucky bluegrass – mountains but OK in piedmont with mixed with tall fescue. Not good for coastal plains. Must have well drain soil in sun or small shade. With tall fescue it gives it a fine texture for your feet. Grows better in the shade. Cut 1.5-2.5″ or 2.5-3.5″ with a fix of tall fescue – seed 1-2lbs per 1000 ft.
Fine fescue – is a great seed for shade but it doesnt grow fast. Good for shade, tolerates drought and poor soil conditions. Good for mountains. Not good in coastal plains with high temps. Not good for very sunny areas with high soil humidity and traffic. Great to mix with Kentucky bluegrass. Grows quick
St Augustine – Grows fast, great for coastal plains, shade tolerant, least cold tolerant, grows well in well drained soil, cut 2.5-4″, cut frequently, grows fast,
Centape, bermuda, zozia – Good Beautiful Warm grass seeds
Bermuda: High End bermuda planned via sod, plugs or sprigs. Should be seeded 1-2 lbs per 1000 sq ft. Cut 0.75 – 1″, up to 2″ on uneven terrain.
Zoysia – Make a very dense turf similar to walsking on a cushion feel. Grows slower than bermuda thus requires less often mowing.
Companies selling: Meyer and Emerald – glow slowly (3 yrs to cover) and are thatchy, puffy. New growers: El Toro, Crowne, Palisades, Empire, Atlantic and Jamur (are like fesque) and quicker to establish and recover – Dont cut them short. Not as cold tolerant. Cavalier, Zeon, Zorro, Geo and Leisure time are new companies with faster growth and more cold tolerant. Compadre, Zenith, Zen 100 and Zen300CS can be seeded and mowed with regular mower
Use Annual RyeGrass to fill bold spots and to have it greener in winter. It only last 1 year.
Centipede – Slow growing, apple green, leaved grass good for low maintenance. Not as much mowing, Does not tolerate traffic, heavy shade, high ph soil and sensitive to many weed killers. 3 yrs to seed and establish. Cut 1-2 inches. It can be very thatchy when you cut high

BERMUDA:
The best time to plant new Bermuda grass seed is when daytime temps are in the 80’s. (Late spring / early summer.) This is the “sweet spot” but it also can be planted during the summer months if LOTS of water is available. Do not plant Bermuda seed in the early spring or fall. (no pre-emergent for 3 months prior). Water 2-3 times a day lightly until the seed germinates, then once a day for the next 2 weeks. Use no weed killers for the first 2 months
